Peeling DIY epoxy coating on a garage floor in Anderson, IN

Why coatings fail

Most failed floors we see share a few causes. The concrete was etched or just washed rather than ground. The coating was too thin. It went over old paint or sealer. The slab had moisture that pushed the coating off from below. It was applied when the slab was too cold or near dew point. Or a cheap water-based product was used where a commercial system was needed. Understanding the cause is the first step in a repair that lasts.

Peeling under tires

Strips of coating lifting where car tires park is the classic sign of hot tire pickup. The coating did not bond deeply and was soft enough for warm rubber to grab. Patching these spots rarely works for long because the rest of the floor has the same weak bond. In most cases we grind off the old coating entirely and install a proper system.

Blisters and bubbles

Raised bubbles that may be filled with liquid usually point to moisture vapor or outgassing from the concrete. In basements and slab-on-grade garages, we test moisture and use a vapor-tolerant primer during the repair. Blisters right after installation can also come from applying in rising temperature, when air in the slab expands into the wet coating.

Chips and impact damage

Dropped tools and jack stands can chip a coating, especially thin or brittle ones. Small chips in an otherwise sound floor can be patched by cleaning, abrading and filling with matching material. Exact color match is difficult on older floors, so we often recommend a fresh topcoat over the whole area after patching.

Worn and dull topcoats

After years of use, topcoats wear in traffic lanes and lose gloss. If the base layers are well bonded, a screen and recoat is the simplest fix: we lightly sand the surface, clean it and apply a new clear topcoat. It is a fraction of the cost of a new system and refreshes the look.

Yellowing

Many epoxies turn amber in sunlight. If the floor near your garage door has yellowed but is otherwise sound, a UV-stable polyaspartic topcoat can restore color and prevent further fading.

Cracks coming through

If cracks have reappeared through a coating, the slab moved. We cut out the coating along the crack, route and fill it with flexible polyurea and recoat the area. Wide or active cracks may need further evaluation.

Concrete damage under the coating

Sometimes the problem is the slab itself: salt scaling at the door, spalled joints or crumbling edges. We remove the coating in those areas, rebuild the concrete with epoxy mortar and recoat. Where damage is widespread, a full removal and new system may make more sense.

Removing failed coatings

Grinding off a failed coating is noisy, dusty work, but our equipment and dust extractors keep it controlled. Thick or multiple layers may require more aggressive tooling or shot blasting. We include removal costs clearly in the estimate.

Repair or replace

If more than a small portion of the floor is failing, full replacement is usually more economical and reliable than chasing patches. If the floor is mostly sound with isolated issues, targeted repair and a recoat can extend its life for years.

Our approach

We start with an inspection, ask about the original installation and how the floor is used, test moisture if needed and explain what we think went wrong. You get a written estimate with repair options. Sending photos ahead of time helps us prepare.

Questions

Can you fix a floor someone else installed? Yes. Most of our repairs are on floors installed by others.

Will patches show? Some difference is usually visible; a full topcoat helps blend repairs.

Is it worth repairing a DIY kit? Usually not; replacing it with a ground, professional system lasts much longer.
